A1 - Agriculture One - One dwelling unit per forty (40) acres
A2 - Agriculture Two - One dwelling unit per ten (10) acres

RD 1 - Rural Development 1- Maximum density is governed by the following: 1) Development w/out central water and sewer is one (1) units per acre, 2) Development w/water but w/out central sewer is two (2) units per acre, 3) "standard" subdivision w/central water and sewer is two (2) units per acre, 4) Mobile Home Development w/central water and sewer is two (2) units per acre, 5) Multi-family w/central water and sewer is eight (8) units per acre.

2500 sf+  - $2500 + $.06 per sf

The Planning and Zoning Board meets on the second Thursday of every month at 5:30 p.m. in the Courthouse Annex, Room 107. Planning and Zoning Information

 

MISSION STATEMENT:  The mission of the Planning and Zoning Department is to provide fair and equitable administration and enforcement of the County's Comprehensive Plan and Land Development Regulations as approved by the Board of County Commissioners; AND to do so in a manner that is courteous, respectful, and expedient for the citizens and property owners of Madison County.

 

COMPREHENSIVE PLAN:  The Madison County Comprehensive Plan was adopted in April, 1992 and has been amended 9 times.  Our Land Development Regulations were adopted at the same time and are amended by Ordinance approved by the Board when deemed in the best interest of the County.  The Board has the authority to amend the Land Development Regulations without State approval, provided such amendment does not conflict with the Comprehensive Plan.  To amend the Comprehensive Plan, the County follows a process set forth in Florida Statute Chapter 163; which requires submission and approval by the Florida Department of Community Affairs.

 

Madison County is zoned approximately 90% Agricultural, with Urban Development zones surrounding each municipality, the unincorporated community of Pinetta, and the Cherry Lake crossroads.  Rural Development areas follow each arterial roadway south to their respective I-10 interchanges, three of which (SR 53, SR 14, US 221) are zoned Highway Interchange.
