Commercial – Must submit a site plan application along with the following fees:
0-2500 sf – $1000 + $.03 per sf
2500 sf+  – $2500 + $.06 per sf

Planning and Zoning Information:

MISSION STATEMENT:  The mission of the Planning and Zoning Department is to provide fair and equitable administration and enforcement of the County’s Comprehensive Plan and Land Development Regulations as approved by the Board of County Commissioners; AND to do so in a manner that is courteous, respectful, and expedient for the citizens and property owners of Madison County.

COMPREHENSIVE PLAN:  The Madison County Comprehensive Plan was rewritten and adopted in July, 2013.  Our Land Development Regulations were adopted in April, 1992 and are amended by Ordinance approved by the Board when deemed in the best interest of the County.  The Board has the authority to amend the Land Development Regulations without State approval, provided such amendment does not conflict with the Comprehensive Plan.  To amend the Comprehensive Plan, the County follows a process set forth in Florida Statute Chapter 163; which requires submission and approval by the Florida Department of Economic Opportunity.

Madison County is zoned approximately 90% Agricultural, with Urban Development Overlay Areas surrounding each municipality,extending south to Interstate 10 along with the unincorporated community of Pinetta in the Northeast quadrant of the County.  Mixed Use Development areas follow each arterial roadway south to their respective I-10 interchanges, three of which (SR 53, SR 14, US 221) are zoned Highway Interchange.
